<br />~) <br /> <br />. <br /> <br />II. <br /> <br />GOALS AND POLICIES <br /> <br />"All of the goals and policies of the Comprehensive Plan relate to land use; <br />following are the ones that relate most specifically to land development and the- <br />development ofthe TCAAP area: <br /> <br />Goal: Maintain Commercial and Industrial Land Use Mix <br />1. Maintain a strong employment and a broad tax base. <br /> <br />2. Allow isolated commercial uses on significant intersections if justified by <br />market and circulation studies, and ifit can be shown they will interface <br />appropriately with adjacent land uses. <br /> <br />3. Encourage industrial uses with low nuisance characteristics. <br /> <br />4. Require all commercial and industrial development to meet development and <br />design standards and be appropriately integrated with surrounding land uses. <br /> <br />J <br /> <br />Goal: Create a Civic Center Area within TCAAP <br /> <br />. <br /> <br />"I. Create an identifiable Civic Center area consisting of public uses, which <br />includes a new City Hall, Community Park and other cultural facilities. <br /> <br />2. Establish a design theme for the area. <br /> <br />3. Design and build a Community Park in the Civic Center area. <br /> <br />4. Connect the Civic Center area by linking trails to other areas throughout the <br />community. <br /> <br />Goal: Develop TCAAP Area <br /> <br />1. Pursue special federal legislation that will require TCAAP to be excessed and <br />redeveloped in accordance with the TCAAP Framework Plan. <br /> <br />2. Finalize the acquisition and development of the City Hall site. <br /> <br />3. Develop the TCAAP land sequentially as it is released, with integrated land ~ <br />uses according to the TCAAP Framework Plan.
