<br />. <br /> <br />. <br /> <br />. <br /> <br />'. , <br />DESCRIPTION OF AMENDMENTS TO BUILDING, SITE PLAN AND LANDSCAPING <br />FOR <br />3130 NO. CLEVELAND AVENUE <br /> <br />The requested amendment to the PUD is for the construction of a <br />two story office building with a smaller footprint on the vacant lot <br />located on the northeast corner of County Road "D" and Cleveland <br />Avenue, <br /> <br />Description of Site <br /> <br />The property is a vacant lot in the southwestern corner of Arden <br />Hills. The lot is 146,67' x 225' and consists of ,758 acres (33,000 <br />s,f.) of land. The property is situated at the intersection of two <br />of the more heavily traveled roads in Arden Hills (Cleveland & County <br />Road "D"). All of the corners on this controlled intersection have <br />been developed and/or used for commercial uses, The corners on the <br />western side of Cleveland have both seen recent redevelopment <br />activity, All of the known prior uses of the subject property have <br />been commercial, The appropriate and proper use of this property is <br />for commercial purposes, <br /> <br />size and Desiqn <br /> <br />The building has been modified to respond to concerns of the <br />neighbors expressed at the City Council meeting (September 30, 2002) <br />in which the original proposal was initially considered and tabled, <br />Since the September 30th meeting, the building has been reduced in <br />overall width by 6', An additional 2' in depth was added, The net <br />effect is that the foot print has been reduced to 5,315 s.f. The <br />second floor has also been reduced to 4,683 s.f, The building will <br />contain a total of 9,998 s.f, of space on the top two floors. <br />However, the net useable space is only 8,167 s.f. due to required <br />common areas (i.e. foyer, bathrooms, stairwells, elevator shaft, <br />etc.) . <br /> <br />The building will have a low pitched hip roof to minimize height <br />and to be consistent and compatible with the adjacent residential <br />neighborhood roofs. The decks were added to provide for a softening <br />of the roof line and to eliminate the shoe box look of many office <br />buildings. The entrance canopy was also lowered to soften the look <br />of the building, The proposed exterior will be an attractive <br />combination of stone or brick and stucco. <br /> <br />Space Utilization <br /> <br />The upper two floors of the building are designed to be flexible <br />to meet the needs of businesses that require smaller office spaces. <br />The building will accommodate tenants with needs from 880 s,f. to <br />4,000 s,f, The main floor will accommodate up to 4 individual <br />tenants and the redesign of the second floor will also allow the <br />space to divided into as many as 4 rental spaces, <br /> <br />The building will have a full basement as previously planned, <br />The intended use of the basement area is for storage and mechanical <br />equipment, An elevator is planned to serve all three floors, <br /> <br />1 <br />
