<br />. <br /> <br />. <br /> <br />. <br /> <br />, , <br /> <br />A similar offer was made to the neighbors on the northwest side <br />of the parking lot (2030 Glen Paul) where we offered them the option <br />of having arbor vitae trees planted in lieu of the 6' privacy fence, <br />However, due to the grade of the area just south of the property <br />line, the proposal was to leave the existing chain link fence and to <br />plant arbor vitae 2' on the neighbors' side of the property line. <br />None of the neighbors have acted upon this offer. These offers will <br />remain open until early 2003 when we start signing our construction <br />contracts. <br /> <br />We have also asked for input from the neighbors as to the type <br />of deciduous trees to be planted in the buffer zone between their <br />respective properties and the planned improvements on our property, <br />The species of trees have been selected very carefully taking into <br />consideration the space available, sun conditions, amount of <br />moisture, etc, We have received no suggestions as of the date of <br />preparation of this summary, <br /> <br />The only input we have received to our proposed landscaping plan <br />along the border was from the neighbors on the northwest corner (i,e, <br />2030 Glen Paul) who have used Aaron Parrish as their intermediary. <br />These neighbors have demanded the installation of an 8' tall privacy <br />fence in lieu of the planned 6' privacy fence. In addition to the 6' <br />privacy fence, our landscape plans provide for the planting of some <br />very dense deciduous trees (Linden and River Birch) in the area <br />between the parking lot and the privacy fence, This will provide <br />additional screening which will effectively screen our property from <br />this neighbors' property, The height of many billboards is 8', The <br />home these neighbors reside in is across Cleveland from the two story <br />office building which is taller than our building and is closer to <br />their property. These neighbors currently have a 30 to 32 foot long <br />detached garage with a gable roof that is approximately 15' tall. <br />This extra garage sits in the center of their rear yard slightly <br />towards the east side of their back yard. This alone screens the <br />parking lot from a good portion of their house and many areas of <br />their lot, These neighbors also store on a trailer during the year a <br />large purple ice fishing house in their back yard along the common <br />boundary with the subject lot, The ordinance requires effective <br />screening not total screening, <br /> <br />Summary <br /> <br />We have asked for an amendment to our PUD which was started <br />prior to the approval of the neighborhood business zoning district. <br />The PUD format was originally chosen because it was the only way to <br />effectively develop this land in view of changes to the zoning laws, <br />It was never intended to circumvent the neighborhood business zoning <br />requirements as intimated by one of the neighbors, As part of this <br />request for an amendment to our PUD, the plans (building and <br />landscape) have been modified to provide the 30' buffer zone from all <br />residential lots and to provide effective screening for the adjacent <br />residences in a manner that meets the current requirements under the <br />neighborhood business district, <br /> <br />The screening set forth in the ordinance does not have to be <br />total screening but merely effective screening. It is hard to <br />envision a use that would have less impact on the neighboring <br />residences, If residences were to be constructed on this property, <br /> <br />3 <br />
