Reasonable use: Pete has documented his interpretation of "reasonable use" very well in his memo to <br />the planning commission. He points out that it's meaning has to do with comparing what is permitted on <br />similar size corner lots located in the same district. Sheds are permitted and commonplace in R-l and R-2 <br />zoning throughout Arden Hills and you can see from the sketch above that usable space is limited on this <br />property. <br /> <br />I b. A different kind of reasonable use: I feel the need to express my original reason for wanting a garden <br />shed. I have three young children and they have roller blades, bikes and numerous other gear in our garage. <br />I want to get the garden tools, fertilizers, spreader, pesticides, etc, out of the garage since my children <br />commonly play there, or prepare for play there, by sitting on the garage floor putting on kneepads, roller <br />blades or other gear. <br /> <br />2. The utility right of way: You can see from the sketch above that both new location possibilities have <br />addressed this issue. <br /> <br />3. A lesser variance: "New Location A" provides an alternative, which would result in a lesser variance, <br />even though my wife and I believe the shed would look best in the corncr of the lot (New Location B). . <br />
