<br />. <br /> <br />Memo to Planning Commission <br />Planning Case #02-32 <br />Page 2 of8 <br /> <br />Background <br /> <br />The concept plan for this development was seen by the Council in July of 2002. <br /> <br />Site Plan and PUD Review <br /> <br />According to the Zoning Ordinance, "the 'PUD' District promotes the development ofland in a <br />unified manner by treating the entire development as a single entity. . . ." Since this project <br />went through a concept review process, the applicant has elected to have both the Master and <br />Final PUD considered concurrently. <br /> <br />The following provides an evaluation of site plan and related requirements based on the attached <br />plan set: <br /> <br />1. Zoning: Code Requirement Met <br /> <br />Office is a permitted use within the N-B: Neighborhood Business District. <br /> <br />. 2. Lot Area and Setbacks - Code Requirements Met <br /> <br />As the site data in the overview section indicates, the property is 54,544 square feet. Lot Coverage - Code Requirement Met <br /> <br />The Neighborhood Business District requires that no more than 35% of the lot be covered by <br />structure. The proposed building footprint is 7,568 square feet while the parcel is 54,544 <br />square feet. This results in 14% of the lot being covered by structure, less than half of the <br />code maximum. <br /> <br />4. Floor Area Ratio - Code Requirement Met <br /> <br />. <br /> <br />The floor area ratio is obtained by dividing the sum of a buildings floor area (15,136 sq. ft.) <br />by the amount ofthe lot area (54,544 sq. ft.). The floor area ratio cannot exceed 0.7 for the <br />Neighborhood Business District. The FAR for this project is 0.28, much less than the <br />maximum permitted. <br />
