Landscape Lot Area - Landscape area requirement met; Does not meet landscaping <br />(caliper inches) requirement; <br /> <br />The minimum amount of landscape area for the Neighborhood Business District is 35 percent <br />of the lot area. The proposal shows 32,213 square feet oflandscape area of the total lot area <br />of 54,544 square feet or 59 percent. <br /> <br />Under the City's landscape plan design requirements, the minimum total caliper inches <br />required for trees can be arrived at by dividing the gross square footage of all floors of the <br />building (15,136) by 320. The resulting required minimum is 47.3 caliper inches oftrees. <br />However, as this property is in the Neighborhood Business Zoning District it is subject to the <br />special requirements for that district. Neighborhood Business landscaping requirements state <br />in Section 5, H, 5, a: "in addition to Appendix A..." (Appendix A is the procedural manual <br />which among other things outlines the regular requirements for landscaping as stated above) <br />"., .landscaping shall be provided at a rate of 3 caliper inches per 40 feet of public street <br />frontage". Since this is a corner property both the entire north (222.34 feet) and west (285 <br />feet) sides would be considered public street frontage, The result would be an additional <br />38.05 caliper inches or a total requirement of 85.35 caliper inches. The applicant has . <br />proposed 70.20 caliper inches of deciduous, coniferous, and ornamental trees on the property. <br />Master and Final PUD approval should be conditioned on the approval of a revised landscape <br />plan by the City Planner. The revised plan should show the addition of 16 caliper inches of <br />trees and their placement on the site, <br /> <br /> <br />1-2 Stories <br /> <br />50 % (42.62 inches) <br /> <br />30 % (25.61 inches) <br /> <br />20 % (17.07 inches) <br /> <br />Proposed # of <br />Caliper Inches <br /> <br />35.7 caliper inches <br /> <br />21 .0 caliper inches <br /> <br />13.5 caliper inches <br /> <br /> <br />In addition to the trees outlined above, the applicant is proposing to plant approximately 29 <br />Anthony Waterer Spirea as foundation plantings on the west side of the building. <br /> <br />6. Height - Code Requirement Met <br /> <br />The maximum building height allowed in the Neighborhood Business District is 35 feet. The <br />proposed elevations show a building height of 32 feet at the highest point (the average would <br />be 19-24 feet) <br /> <br />. <br />
