Any new sanitary sewer line that connects to the line at the sonthwest corner of the site be located three (3) feet above the existing line and then dropped in to reach the existing line. A final grading and drainage plan be submitted to the City Engineer for his approval. A detail stormwater management plan shall be submitted to the City Engineer for his approval. A masonry trash enclosure shall be provided using materials that match the primary building. The applicant shall provide the city with an easement for the lift station located at the southwest corner of the site. The applicant shall provide the city with a signage easement at the corner of County Road E2 and Cleveland Avenue for a Gateway Sign. The applicant shall provide and install sidewalks adjacent to the public right-of- way along both the north and west side of the property. The applicant shall provide a bicycle rack adjacent to the sidewalk along the front of the building. A PUD Permit and Development Agreement be approved by the City Council prior to the issuance of a building permit. The applicant obtains all necessary permits from Ramsey County. Compliance with the applicable provisions ofthe Zoning Ordinance. If necessary, further review of parking requirements be conducted within a six month to one year period to determine if the estimated traffic and parking required for the proposed building is consistent with the Building and Professional Office use. That any exterior signage not on the building be a monument style sign, reviewed by staff and subject to the City's signage ordinance. The motion carried unanimously (5-0). PLANNING CASE #02-33 - MANUFACTURER'S SERVICES PLANNED UNIT DEVELOPMENT AMENDMENT Chair Sand opened the public hearing at 7:50 p.m. Staff stated applicant was requesting review of an amendment to a Planned Unit Development to replace a 1,500-gallon nitrogen storage tank with a 13,OOO-gallon nitrogen storage tank and the accompanying vaporizers. Staff reviewed their report dated 25, 2002 and recommended approval of the Planned Unit Development Amendment subject to conditions as ontlined in their report. Mike Buseman, Manufacturers' Services, stated this situation had arisen due to the economic situation. . Commissioncr Ricke asked how tall was the tank in relation to the building, Mr. Buseman replied the tanks would be 2-3 feet short of the building wall. He noted the horizontal tank would be less intrusive and not above the elevation of the building. Commissioner Zimmerman thanked applicant for adding the additional screening.
