<br />ARDEN HILLS PLANNING COMMISSION - DECEMBER 4,2002 <br /> <br />3 <br /> <br />Commissioner Ricke asked if staff had received any comments from residents by phone . <br />or e-maiI.Mr. Hellegers replied they had one public comment from someone not present <br />at tonight's meeting indicating that Mr. Tramm's properties were not well maintained, <br />bnt it did not address this particular request. <br /> <br />Mr. Tramm asked what property was that resident referring to. Mr. Hellegers replied he <br />did not know specifically, but it was a property in Arden Hills. <br /> <br />Mr. Tramm noted it may not be a property they owned anymore and therefore, they <br />would not be responsible for the maintenance any longer. <br /> <br />Commissioner Bezdicek asked if they would review parking in the future, wouldn't they <br />needed a contingency plan in place in the event more parking was required. Mr. Tramm <br />stated there really was nowhere to add parking, He indicated the parking was exhausted <br />on the site. <br /> <br />Commissioner Bezdicek inquired further information regarding the parking. Mr. P]owe <br />stated 42 parking stalls were adequate for this type of development. He noted there <br />would be 7 1/3 parking stalls for each unit and this proven as adequate parking. <br /> <br />Chair Sand asked if they had any problems with carrying the cultured stone base around <br />the sides ofthe building. Mr. Tramm replied he had no objection to that. <br /> <br />Chair Sand asked if they had any problems with the ornamental lighting, instead of . <br />shoebox lighting, Mr. Tramm asked would that be in the parking lot or on the building. <br /> <br />Mr. Hellegers replied that would be in the parking Jot. Mr. Tramm stated he had no <br />objection to that. <br /> <br />Commissioner Duchenes noted if they wanted a monument sign in the future, would they <br />need to revise the PUD. Mr. Hellegers replied they did not have a requirement for <br />monument signs in that area, but they could add that as a condition if the Commission <br />wanted. He noted staff was recommending if a sign was placed on the property it be a <br />monument sign and not a pylon sign. They would need to apply for a signage permit <br />before a sign was put up, <br /> <br />Chair Sand moved, seconded by Commissioner Ricke to approve Planning Case #02-32, <br />ArdenRidge Master and Final PUD, County Road E-2 and Cleveland Avenue with the <br />following conditions and recommendations: <br /> <br />I. <br />2. <br /> <br />A revised landscaping plan shall be submitted to the City Planner for his approval. <br />The applicant shall submit a landscape performance bond or other surety for <br />125% of the cost of materials and installation valid one full year from the date of <br />installation. <br />All necessary building permits shall be filed with the City Building Official. <br />All fire prevention systems shall be approved by the Fire Inspector. <br />Lighting shall be ornamental style lighting and shall be submitted to the City <br />Planner for his approval. <br />A final utility plan shall be submitted to the City Engineer for his approval. <br /> <br />. <br /> <br />3. <br />4. <br />5. <br /> <br />6. <br />
