January 6, 2003 Memo from Dave Scherbel <br /> <br />. Overview <br /> <br />Attached is a memo from Dave Scherbel, Building Official, regarding the City's HV AC system. <br />As a part of the ongoing operation ofthe City Hall facility, it is staffs perspective that an annual <br />preventative maintenance program is advisable. Maintenance covered under this contract would <br />include software maintenance (our system is controlled via a software program), quarterly <br />system evaluation, and routine maintenance including belt and filter replacement. While the <br />contract contemplates quarterly maintenance, in the future we may be able to drop down to <br />biannual maintenance once the system is more predictable. <br /> <br />Additionally, given the problems we have had with the system (high humidity, inconsistent <br />heating and cooling etc. . .), staff is requesting that a thorough analysis of the system be done to <br />determine what problems exist, why they might have occurred, and what solutions may be <br />available. See the attached memo from Dave Scherbel for additional information. <br /> <br />Financial Implications <br /> <br />It is anticipated that these expenditures can be absorbed within the City Hall Facility operating <br />budget. <br /> <br />Requested Action <br /> <br />. <br /> <br />I. Consider approval of the HV AC Preventative Maintenance Contract in the amount of <br />$3364.00 annually. <br />2. Consider authorizing staff to proceed with the commissioning of our HV AC system in an <br />amount not to exceed $8,000. <br />
