Due to <br />the complex nature of the mechanical system, boilers, air handlers, V A V s, pumps, dampers, all <br />computer program controlled by a Johnson Metasys system, needs to be regularly serviced by <br />highly qualified service technicians to ensure the system is operating at peak efficiency. This <br />will also provide a preventative maintenance program to limit more costly emergency repairs to <br />the system. <br /> <br />Staff obtained bids from four mechanical contractors to service the building. The quotes are as <br />follows: <br /> <br />. Harris Companies $3,284.00 <br />. Johnson Controls $3,364.00 <br />. Northern Air $3,120.00 <br />. New Mechanic $4,140.00 <br /> <br />After considering 'all aspects of the aboYe quotes, staff recommends that Johnson Controls be <br />awarded the contract. Johnson Controls is the provider of the control and software equipment. <br />Staff believes they are the most qualified to maintain our equipment. <br /> <br />In addition to awarding the mechanical service contract, staff has over the past year, had <br />numerous issues. with the mechanical equipment. The issues range from inconsistent <br />temperatures (too hot/too cold), to high humidity levels. The humidity level has been at 70% and <br />has affected the performance of printers & copy machines. Staff has had numerous <br />conversations and meetings, both as a group and separately, with the mechanical engineer, <br />mechanical contractors, and architect who all have different opinions on how to remedy the <br />problems, often conflicting with each other. Staff has received a quote to install Carbon Dioxide <br />detectors in the building to help control humidity and increase efficiency. The quote is for <br />$4,650.00. There is no guarantee that this will remedy our problems. <br />
