The proposed development will add
1,029,000 square feet of office/limited industrial space to the existing 1,158,893 square
foot of office/limited industrial uses for a total of 2,187,893 square feet of office/limited
industrial. To accommodate the additional parking demand on the campus, seven new
parking ramps will be constructed and will provide 7,027 parking spaces. The proposed
development will also include 615 surface parking spaces. The proposed parking spaces
will replace the existing 3,331 surface parking spaces, resulting in a net increase
of 4,31l parking spaces. Figure 4 shows the Master Plan for development of the Guidant
Campus through 2019. Table I shows the worst-case development scenario assumptions
for intensity and staging of development within the AUAR study area.

TABLE 1
STAGING AND INTENSITY OF THE PROPOSED DEVELOPMENT

Staging
Existing (2002)

Intensity

1,158,893 GSF office/limited industrial
(includes Building 0)
3,331 surface parking spaces*

Phase I (2005)

419,800 GSF office/limited industrial
1,500 parking ramp stalls

Phase II (20 I 0)

332,000 GSF office/limited industrial
2,050 parking ramp stalls

Phase ill (20l5)

277,200 GSF office/limited industrial
3,477 parking ramp stalls

2,187,893 GSF office/limited industrial
7,027 parking ramp stalls and 615 surface
parking spaces

* All but 615 surface lot parking spaces of the existing 3,331 will be replaced by parking ramp stalls through
a phased process to meet the parking demands of the added office space.
