<br />1 <br />I. <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />-- <br />I <br />I <br />I <br />I <br />I <br />I <br />I. <br />I <br />I <br /> <br />Roadways <br /> <br />One public road, Femwood Avenue, currently bisects the campus (see Figure 3). <br />Femwood Avenue serves the AUAR study area buildings as well as the businesses just <br />north of the study area along Guidant Drive North. The other main roadway on the site is <br />Guidant Drive North. Although this is a private roadway owned by Guidant, the roadway <br />is also used by businesses to the north to gain access to and from Lexington Avenue. The <br />concept plan for Phase I (see Table l) of the Master Plan proposes to convert Guidant <br />Drive North to a public roadway and ultimately vacate Fernwood Avenue to provide safer <br />movement of employees through the proposed campus. Although these roadway <br />improvements are included in the Master Plan concept that is currently being developed for <br />the site, the improvements have not been approved by the City. Refer to Items 21 and 25.C <br />for more details. <br /> <br />Sanitarv Sewer <br /> <br />The study area is currently served by city sanitary sewer. Three lines serve the campus and <br />are located in CR F, Hamline Avenue and in Fernwood Avenue. The City of Arden Hills <br />has confirmed that the existing sanitary sewer main lines have adequate capacity to serve <br />the proposed development. Lateral line extensions will be made, as needed, to the existing <br />sanitary sewer main line in Fernwood Avenue to serve the new buildings. Refer to <br />Item 18 for more details. <br /> <br />Water Supply <br /> <br />Existing water mains are located in CR F, Hamline Avenue and in Fernwood Avenue. The <br />City of Arden Hills has confirmed that the existing water mains have adequate capacity to <br />serve the proposed development. Connections from the existing water lines in Femwood <br />A venue to the new buildings will be required and added as needed. Refer to Item 13 for <br />more details. <br /> <br />Storm Water <br /> <br />Storm water runoff from the existing site condition discharges directly into the wetlands on <br />and adjacent to the campus. The campus expansion will provide for treatment prior to <br />storm water entering the wetlands by methods of infiltration, retention and NURP ponds in <br />accordance with the City of Arden Hills and Rice Creek Watershed District requirements. <br />The overall storm water runoff volumes will decrease from existing conditions as the <br />proposed campus expansion will decrease the amount of impervious surface area. Refer to <br />Item 17 for more details. <br /> <br />7.
