<br />I <br />I. <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />18 <br />I <br />I <br />I <br />I <br />I <br />I <br />I. <br />I <br />I <br /> <br />Guidant Corporation has owned a rectangular parcel of the site encompassing <br />approximately 45 acres in the southwest corner (where existing Buildings A, B, C, D and E <br />are located) since the mid-1970s. The eastern portion of the site (where existing <br />Building F is located) was owned and occupied by Control Data Systems from 1962 until <br />1998. The site was originally used in 1962 by Control Data Systems as a computer <br />manufacturing facility but was converted into office spaces for Control Data Systems and <br />individual tenant spaces when manufacturing was discontinued at the site in the 1980s. <br />Control Data Systems occupied a majority of the office space and the remainder was leased <br />to tenants that had limited manufacturing or office space needs. The site was owned by <br />LAlCBBC, Inc., a California firefighter's pension, from 1998 until 2000. Several tenants <br />including Guidant, lease space in Building F. <br /> <br />Guidant has been a tenant of Building F since 1995, and they purchased the majority of the <br />site (all properties except for Building 0) in 2000. The other tenants will not continue to <br />occupy the campus as part of the Master Plan. <br /> <br />The 35,000-square foot Building 0 (the former Nestle's building) situated on a 7.I-acre lot <br />located northwest of the existing Guidant structures was recently (August 2002) purchased. <br />Building 0 was formerly used for manufacturing dog food but will be used by Guidant for <br />a research team (consisting of 25 to 30 employees) as well as for storage. As part of this <br />acquisition, process equipment will be removed from the west side of the building. <br /> <br />The land uses proposed for the campus Master Plan are consistent with the existing site <br />land use, as well as the City's 1998 Comprehensive Plan (see Figures 5 and 6). The <br />1998 Comprehensive Plan zoning map identifies the proposed campus and areas north and <br />south of the campus as I-I (Limited Industrial District) (sce Figure 7). The purpose for an <br />I-I (Limited Industrial District) is to allow only those types and intensities of industrial <br />uses that do not detract from the surrounding area and to maintain performance standards <br />to keep the intensity of land utilization lower than in the general Industrial District. The <br />Guidant Master Plan proposes campus developmcnt within the area currently occupied by <br />office/limited industrial uses and maintains a "green" buffer between the campus and <br />adjacent land uses in conformity with zoning regulations. <br /> <br />Land use in the areas northwest and west of the AUAR study area (in the City of Arden <br />Hills) includes single-family residential. Land use immediately north and south of the <br />study area (also in the City of Arden Hills) is dominated by commercial/business <br />development (office buildings). The CSM Corporation owns and occupies office buildings <br />north of the campus. The Fair Isaac Company is a tenant of this office complex and <br />employs approximately 700 people. An Xcel Energy electrical sub-station is located <br />directly south of the campus, north of CR F. Arden Woods Office Building, located south <br />of CR F and the campus, is a three-story multi-tenant office building. Also located south <br />of the campus is the Land 0' Lakes corporate headquarters.
