The Mitigation Plan included in Appendix E identifies <br />these improvements and the timing of the associated improvements. Prior to Guidant <br />receiving final City approval for each phase of development, the recommended traffic <br />improvements must be implemented. Guidant has also committed to updating the July <br />2002 traffic study prior to Phase II and III. <br /> <br />Item 26: Visual Impacts <br /> <br />The proposed campus expansion will alter existing views of the AUAR study area for <br />adjacent residents. Adjacent residents eould also experience inereased light with the <br />proposed development. To mitigate for the potential visual impaets, the existing vegetative <br />buffer along the western and northwestern portions of the site will be enhanced with <br />additional deciduous, overstory and coniferous trees. Visibly compatible building heights <br />will be maintained by taking advantage of the lower elevation in the southern portion of the <br />eampus. Buildings planned for the southern portion of the campus will accommodate more <br />of the capacity needs of the campus and therefore, be taller but will appear similar in height <br />to the existing and proposed buildings and ramps due to the lower grade elevation. The <br />parking ramps have also been designed with below grade levels thereby reducing the <br />overall height. Additional mitigation will be incorporated into site development plans, to <br />be submitted to the City, including lighting in the parking ramps that will be shielded and <br />directed downward to minimize glare that would be transmitted to adjacent residenees. <br /> <br />CERTIFICATIONS BY THE RGU <br /> <br />EA W: ALL THREE CERTIFICATIONS MUST BE SlGNED FOR EQB ACCEPTANCE <br />OF THE EA W FOR PUBLICATION OF NOTICE IN THE EQB MONITOR. <br /> <br />A UAR: In an A UAR document, no certifications as listed at the end of the EA W form are <br />necessary.
