Two handicapped parking spaces are <br />designated, one of which is van accessible. <br /> <br />Parking setback requirements ate highlighted below: <br /> <br />Minimum Buildinl! Setbacks Required Proposed at Shortest Point <br />Parking ROW 20 Feet County E: 110 Feet <br /> Pine Tree: 49 Feet <br />Parking Side and Rear 5 Feet 41 Feet <br /> <br />As the table above indicates, the proposed parking setbacks greatly exceed the requirements. <br />The entire parking area shall be curbed, surfaced and striped in accordance with City design <br />standards. <br /> <br />8. Access and Circulation. - Meets Code Requirement <br /> <br />The City Engineer's office has recommended that the driveway onto Pine Tree Drive align . <br />with the driveway for the Wells Fargo Bank across Pine Tree Drive to ease traffic. <br /> <br />The City Council approved the driveway onto County Road E as a right-out only in Planning <br />Case #02-29, the Special Use Permit for a Drive-In Banle <br /> <br />Finally, the Fire Inspector has reviewed the plans and IS satisfied with the access and <br />circulation ofthe property. <br /> <br />9. Screening - Meets Code Requirement <br /> <br />Significant landscaping is proposed to screen both the parking on site and adjacent <br />properties. A trash area is proposed for the rear of the property. Staff would suggest that a <br />condition requiring a masonry enclosure with materials that match the primary building be <br />included. <br /> <br />10. Lighting - Meets Code Requirements <br /> <br />Lighting is identified on the lighting plan submitted with the application and is consistent <br />with the Zoning Ordinance. The Zoning Ordinance requires that all lighting be directed <br />away from adjoining lots or public streets and must be hooded so that light is only directed . <br />onto the subject property. Overall, five (5) shoebox style pole lights and six (6) canopy lights <br />are proposed on the site. <br />
