Signage - Exceeds Code Requirement <br /> <br />This particular property is located in the Sign District 4, or the County E Frontage District. <br />Based on our signage regulations, properties are allowed 60 square feet for wall signage (in <br />multiple tenant buildings signage is allowed for each use), and 80 square feet for a <br />freestanding sign. Since the <br />proposed signage does not meet the signage requirements staff would recommend that the wall <br />signage be reduced to meet the City requirements. <br /> <br />The Signage Ordinance states that no more than one freestanding sign is permitted on any site; <br />however, there are currently two pylon signs on the applicant's property. This proposal shows <br />the pylon sign along Pine Tree Drive being replaced with a new monument sign. According to <br />the Signage Ordinance the monument sign could not be erected as it would conflict with the <br />Ordinance. However, a Signage Standard Adjustment does allow for adjustments to the <br />requirements for the height, number, type, lighting, area or location of a sign or signs provided <br />the meet the necessary criteria (Ordinance 333.11, A-C). Sign Standard Adjustments can be <br />approved through Site Plan Review process. <br /> <br />12. Grading and Utilities. <br /> <br />The property would be serviced by eXlstmg utilities (sewer, water, gas, electric, and <br />telephone). The applicant has expressed interest in upgrading utilities to the building. Site <br />Plan Review approval should be conditioned on approval of a detailed utility plan by the City <br />
