MN 55112 <br /> <br />Re: Guid~nt C~mpus Master Plan; Draft Alternative Urban Areawide Review <br /> <br />Dear Mr. Parrish: <br /> <br />The City did receive ~ copy of thc Draft Altcrnative Urban Areawide Review (AUAR) study <br />prcp~rcd by SRF Consulting Group, Inc. for the proposed expansion of Guidaot Corpllnltion. <br />This document has been reviewed by our stafr to dctcnnine the potential impacts this <br />development will h3ve on neighboring land uscs in Shoreview, specifically along the Lc:xington <br />A vcnuc corridor. In addition to comments previously supplied to you in ~ Icttcr dated Octoher 2, <br />2002. thc City offers the following comments with regards to thc AUAR <br /> <br />LAnd Use: Shorcvicw's Comprehensive G"ide Plan does not designatc zoning districts as <br />indicated in Subsection 9. Instead the Comprehensive Guide Plan, identifies how the land is <br />currently used and the desired future land uses in this area. Attached you will find a copy of an <br />Existing Land Use Plan map ~nd ~ Futurc Land Use Plan tn"p. The Zoning for th.is are. ;s <br />consistcnt with thc designations .identified in the AUAR documcnt. <br /> <br />\ <br /> <br />Troffie: To ensure that the required roadway improvements ucclIr in conjunction with <br />developmcnt levels, the City is asking that Arden Hills limit or phase the build-out of this <br />development based on roadway .improvements. In other words, the threshold of dcvclopment <br />must be tied to the roadway improvemcnts.
