Affected by these changes are Building L, Building Addition I, Building K,
and Building M. The changes also contemplate a slight reconfiguration of the future main
entrance to the campus. The changes do not represent an increase in traffic or any increase in
development phasing from the approved Master Plan. Specific Site Plans for Building L and
Building Addition I are addressed by planning cases #03-06 and #03-07 respectively.

,

.

The following analysis highlights some of the changes proposed in the PUD Amendment. Please
see the attached Planning Commission Memo from September 26, 2002 for complete analysis of
the currently approved Master Plan PUD. e

1. Building Area / Floor Area Ratio

The flooLarea ratio requirement for the 1-1 Limited Industrial District is 0.6. The
proposal shows a floor area ratio of 0.54.

(Square Feet)
2,425,588

(%)
60% Max

(Square Feet)
2,187.893

(%)
54%

(Square Feet)
2.193,293

(%)
54%

2. Lot Covered by Structure.

It should be noted that the numbers for Lot Covered by Structure exceeded requirements
because the Guidant Master Plan included figures for both building and parking ramp
area. The Arden Hills Zoning Code does not address the issue of whether parking ramps
should be included in those figures. Typically parking areas would not be counted in lot
covered by structure figures and the plan would therefore meet the I-I Criteria.

PC #03-05 - PC Memo 022703 - Page 2 of 5

e
