Variance Request Request The applicant is requesting a site plan review and variance to facilitate a 110,900 square foot expansion of Guidant Building F (former Control Data Facility). Overview Guidant Corporation is requesting site plan approval to construct a three story 110,900 total square foot addition off of the existing Building F. The proposed plan also incorporates significant additional landscape area, and a skyway to existing Building E. A setback variance and height variance are also being requested. First, it should be noted that given time restraints on Guidant's part, they are proceeding with the training center independent of proposed Master Planned Unit Development that was previously discussed by the Planning Commission. This is further detailed in the attached applicant's statement. It is anticipated that an application for a preliminary plat to consolidate all the properties into one will be considered by the Planning Commission next month. Concurrent with the application for preliminary plat, Guidant will make a formal request to vacate portions of Femwood Avenue. Subsequent to plat approval, it is expected that a formal Master Planned Unit Development application will be submitted. This would likely happen sometime in June or July of 2002. Second, as the Commission is aware, there was a neighborhood meeting conducted March 7, 2002 to solicit input regarding Guidant's proposed concept planned unit development. Based on interest expressed at the meeting, public hearing notices were mailed to people within 350 feet of the property, as well as those who signed-in and left their address at the meeting.
