Site Plan Review <br />B. Variance Request <br /> <br />Request <br /> <br />The applicant is requesting a site plan review and variance to facilitate a 110,900 square foot <br />expansion of Guidant Building F (former Control Data Facility). <br /> <br />Overview <br /> <br />Guidant Corporation is requesting site plan approval to construct a three story 110,900 total <br />square foot addition off of the existing Building F. The proposed plan also incorporates <br />significant additional landscape area, and a skyway to existing Building E. A setback variance <br />and height variance are also being requested. <br /> <br />First, it should be noted that given time restraints on Guidant's part, they are proceeding with the <br />training center independent of proposed Master Planned Unit Development that was previously <br />discussed by the Planning Commission. This is further detailed in the attached applicant's <br />statement. It is anticipated that an application for a preliminary plat to consolidate all the <br />properties into one will be considered by the Planning Commission next month. Concurrent with <br />the application for preliminary plat, Guidant will make a formal request to vacate portions of <br />Femwood Avenue. Subsequent to plat approval, it is expected that a formal Master Planned Unit <br />Development application will be submitted. This would likely happen sometime in June or July <br />of 2002. <br /> <br />Second, as the Commission is aware, there was a neighborhood meeting conducted March 7, <br />2002 to solicit input regarding Guidant's proposed concept planned unit development. Based on <br />interest expressed at the meeting, public hearing notices were mailed to people within 350 feet of <br />the property, as well as those who signed-in and left their address at the meeting. Additionally, a <br />project page has been developed on the City's website to keep interested individuals informed on <br />
