<br />Finally, given the fact that the properties have not been platted into one parcel, the site plan
<br />review is somewhat more complicated. The issue becomes whether the review is slrictly limited
<br />to parcels that encompass the existing Building F, or the entire Guidant campus. Where possible
<br />and/or practical, the site is evaluated as a whole. In addition, staff has placed a condition on the
<br />site plan approval that final plat approval is given prior to the issuance of a building permit. This
<br />is primarily necessary to meet Building Code requirements. The following higWights

<br />The following provides an evaluation of site plan and related requirements based on the attached
<br />plan set:

<br />I. Lot Area, Size, and Setbacks (All Code Requirements Not Met)

<br />As the site data in the overview section indicates, the property is 85.7 acres. The I-I Limited
<br />Industrial Zoning District requires a minimum lot area of 30,000 square feet, or .69 acres. The
<br />following table highlights the setback requirements:
