Memo to Planning Commission
Planning Case #02-05: Guidant Site Plan Review I Variance Request
March 28, 2002
Page 4 of 1I

, Pe~llIgeofTreesofVa.i....Cai;p.hi4ies

3oS"B4.0rt

$iiildln II
Three to Four Stories 50 %

~ulted ['!'>poSed
44%* 30% 0% 20%
153 104 0 69

# of Calipet' IlIGhes 173.5

'......-.""..;

, ".';@jiptalml;pe f. required

.,,'.

Given the significant site amenities, courtyards, foundation plantings, and related landscaping
incorporated in the site plan, staff would suggest the following condition to resolve the
deficiencies in the applicant's landscape plan:

· The applicant submit a revised landscape plan to include 250 caliper inches of landscaping as
approved by staff. The percentage of caliper inches shall be consistent with the percentages
outlined in the Zoning Ordinance.

4, Height (Code Requirement Not Met)

The maximum building height allowed in the Limited Industrial District is 35 feet. The proposed
elevations show a maximum building height of 52 feet at the highest point.' For reference, the
height of building varies due to a significant grade change from the eastern to the western portion
of the building area. In addition, the height of the proposed expansion is consistent with the
height of the existing Building F. The applicant has submitted a variance request with regard to
this issue.

5. Parking (Meets Code Requirements)

It is not anticipated that any new parking will be created in conjunction with this proposal.
Based on discussions with Guidant and visual inspection of the property during peak times,
sufficient parking is in place to accommodate the existing and anticipated demand.
