<br />Ail the above chart indicates, the site plan is deficient with regard to the front yard sethack from
<br />Fernwood Avenue. Accordingly, a variance has been requested. This is detailed further later in
<br />the report. However, it should be noted that if Fernwood Avenue is vacated as a public street,
<br />the property would become conforming.

<br />3. Landscaping (Code Requirement Not Met)
<br />
<br />A detailed landscape plan is included in the plan set. Under the City's landscape plan design
<br />requirements, 347 caliper inches of landscaping is required. Based on the landscape plan
<br />included in the plan set, only 153 caliper inches are provided. However, the aforementioned
<br />figure is limited to deciduous, coniferous, and ornamental trees. It does not take into account
<br />various foundation plantings incorporated throughout the site.

<br />In addition, the landscape design requirements also specify minimum percentages of trees in
<br />various size ranges. At this point, the proposed landscape plan does nol incorporate the mature
<br />trees as outlined in the landscaping regulations. The following is illustrative:
