<br />. <br /> <br />. <br /> <br />. <br /> <br />STATE OF MINNESOTA <br />COUNTY OF RAMSEY <br />CITY OF ARDEN HILLS <br /> <br />MASTER AND FINAL PLANNED UNIT DEVELOPMENT PERMIT <br />CASE NO. 02-32 <br /> <br />1.00 Recitals. <br /> <br />A. <br /> <br />Tramm Builders & Realtors, llC, a Minnesota Limited Liability Company <br />("Tramm") represents that it is the record fee owner of the following described <br />property situated in Arden Hills, Minnesota ("Property"). <br /> <br />Tract A, Registered land Survey No. 496, Ramsey County, <br />Minnesota <br /> <br />B. On the 11h day of November, 2002, Tramm submitted a completed application to <br />the City of Arden Hills ("Arden Hills") for a Master and Final Planned Unit <br />Development Permit requesting approval for the construction of a six-unit office <br />condominium on the Property ("Proposed PUD") as illustrated on plans prepared <br />by Trossen Wright Architects, P.A. dated November 4,2002 ("Site Development <br />Plans"). <br /> <br />C. A copy of the approved Site Development Plans are contained in Arden Hills <br />Planning Case No. 02-32. <br /> <br />D. On the 4'h day of December, 2002, at the conclusion of a public hearing, the <br />Arden Hills Planning Commission recommended approval of the Master and <br />Final Planned Unit Development Permit for the Proposed PUD consistent with <br />the Site Development Plans and subject to certain modifications and conditions. <br /> <br />E. Tramm intends to further divide the Property by means of the new registered land <br />survey. <br /> <br />2.00 City Council Review. On the 161h day of December, 2002, the Arden Hills City Council <br />considered the application; the comments of the Arden Hills Staff; the recommendations <br />of the Arden Hills Planning Commission; the effects of the Proposed PUD upon the <br />health, safety, convenience, and general welfare of the owners and occupants of <br />surrounding land and the community as a whole; and determined that the facts and <br />
