. . . STATE OF MINNESOTA COUNTY OF RAMSEY CITY OF ARDEN HILLS MASTER AND FINAL PLANNED UNIT DEVELOPMENT PERMIT CASE NO. 02-32 1.00 Recitals. A. Tramm Builders & Realtors, llC, a Minnesota Limited Liability Company ("Tramm") represents that it is the record fee owner of the following described property situated in Arden Hills, Minnesota ("Property"). Tract A, Registered land Survey No. 496, Ramsey County, Minnesota B. On the 11h day of November, 2002, Tramm submitted a completed application to the City of Arden Hills ("Arden Hills") for a Master and Final Planned Unit Development Permit requesting approval for the construction of a six-unit office condominium on the Property ("Proposed PUD") as illustrated on plans prepared by Trossen Wright Architects, P.A. dated November 4,2002 ("Site Development Plans"). C. A copy of the approved Site Development Plans are contained in Arden Hills Planning Case No. 02-32. D. On the 4'h day of December, 2002, at the conclusion of a public hearing, the Arden Hills Planning Commission recommended approval of the Master and Final Planned Unit Development Permit for the Proposed PUD consistent with the Site Development Plans and subject to certain modifications and conditions. E. Tramm intends to further divide the Property by means of the new registered land survey. 2.00 City Council Review. On the 161h day of December, 2002, the Arden Hills City Council considered the application; the comments of the Arden Hills Staff; the recommendations of the Arden Hills Planning Commission; the effects of the Proposed PUD upon the health, safety, convenience, and general welfare of the owners and occupants of surrounding land and the community as a whole; and determined that the facts and
