<br /> circumstances of this particular case warrant the granting of a Master and Final Planned . <br /> Unit Development Permit for the Proposed PUD as hereinafter modified and conditioned. <br />3.00 Approval of Permit. Based upon its review as defined herein, the Arden Hills City <br /> Council hereby approves the Master and Final Planned Unit Development Permit for the <br /> Proposed PUD subject to the following conditions: <br /> A. Prior to the issuance of Grading and Building Permits, Tramm shall: <br /> 1. Submit a revised Landscaping Plan to the City Planner for review and <br /> approval. <br /> 2. Submit a Landscape Performance Bond or other form of security in the <br /> amount of 125% of the estimated cost of completing the required <br /> landscaping. The security shall be valid for one (1) year from the date of <br /> completion of installation of landscaping. <br /> 3. Submit a plan for any Fire Prevention System to be approved by the <br /> City's Fire Inspector. <br /> 4. Submit a Final Utility Plan to be reviewed and approved by the City's <br /> Consulting Engineer. The Utility Plan shall indicate the location of a new <br /> sanitary sewer line which connects to an existing sanitary sewer line in <br /> the Southwest corner of the Property. <br /> 5. Submit a final Grading and Drainage Plan to be reviewed and approved . <br /> by the City's Consulting Engineer. <br /> 6. Submit a detailed Storm Water Management Plan to be reviewed and <br /> approved by the City's Consulting Engineer. <br /> 7. Provide the City with an easement for a lift station located at the <br /> southwest corner of the Property on forms approved by the City Attorney. <br /> 8. Provide the City with a Signage Easement on the northwest corner of the <br /> Property on forms approved by the City Attorney. <br /> 9. Execute a Development Agreement to be approved by the Arden Hills <br /> City Council. <br /> B. All necessary building permits shall be filed with the City Building Official. <br /> C. Lighting shall be ornamental-style lighting and shall be submitted to the City <br /> Planner for his review and approval. <br /> D. A masonry trash enclosure shall be provided using materials that match the <br /> primary building. <br /> E. A sidewalk shall be installed in the public right-of-way along the west side of the . <br /> Property, and a trailway shall be installed in the publiC right-of-way along the <br /> north side of the Property. <br /> 2 <br />
