<br />ARDEN HILLS PLANNING COMMISSION - DECEMBER 4, 2002 <br /> <br />2 <br /> <br />Tim Trarnm, Tramm Builders & Realtors, stated it would be a maintenance free siding. . <br />He stated they had picked out a particular shake type, maintenance free siding. He <br />indicated it was a cross between a hardy board and regular siding. It was maintenance <br />free, but it was not vinyl. He noted it had a good texture and would look good. It was a <br />prefinished product. <br /> <br />Commissioner Zimmerman asked what type of a warranty was there for color fading. <br />Mr. Trarnm replied they would not go with something dark, so they would not experience <br />that type of fading. He stated there was a no fade warranty on the material. <br /> <br />Commissioner Zimmerman asked what siding would be on the back of the building. Mr. <br />Trarnm replied there was nobody looking at the backside, so he was suggesting sorne <br />other type of maintenance free rnaterials. He noted the colors would all be coordinated. <br />He stated he would bring samples of their proposed materials to the Council meeting. <br /> <br />Commissioner Zinnnerman asked for clarification on the parking. Mr. Hellegers replied <br />it Was five feet from the right-of-way on Clevellli)d Avenue. He noted the parking would <br />not be right up against Cleveland Avenue, <br /> <br />Mr. Tramm noted the bnilding had 15,136 square feet. He removed from that total 1,968 <br />square feet for stairwells, restrooms, closets, furnish and mechanical rooms, etc. with an <br />actual lease able net square footage 13,168. He sununarized for the Commission how he <br />figured the parking space requirements. He noted the back exits were for fire purposes <br />and they did not intenq to haveregnlll!.' traffic in and out of those exits. He indicated . <br />there would be six office tenants, one story with a basement. He noted under the 300 <br />square foot rule, they were required to have 43.89 parking spaces, which they met. <br />However, if they used the 250 square foot rule, they would he short less than 1.5 spaces <br />per unit. He noted, however, this would not be a Class A building and the parking <br />requirements would be different than if this was a Class A building. He noted he had <br />tenants already interested in renting. <br /> <br />Chair Sand stated he liked the looks of the building, but was disappointed with the <br />landscaping. He noted this would be a gateway comer and he wanted this to be a special <br />building for Arden Hills. He noted there was no landscaping buffering the parking lot. <br />He stated staff was requesting additional landscaping and he agreed there should be <br />additional landscaping along Cleveland Avenue. He asked why were all of the pine trees <br />on the north side with none on the west. Mr. Tramm replied they could shift some of the <br />pine trees to the west, or add additional pine trees on. the west side. <br /> <br />Chuck Plowe, Plowe Engineering, stated they could shift the landscaping and work with <br />staff on that. <br /> <br />Commissioner Duchenes asked what was going to be from the road to the start of their <br />property line. Mr. Trarnm replied it would be sod. <br /> <br />Commissioner Zimmerman asked if there would be enough room for a sidewalk along <br />Cleveland. Mr. Parrish replied the sidewalk would be in the County right-of-way, but <br />applicant would be responsible for it. <br /> <br />. <br />
