<br />ARDEN HILLS PLANNING COMMISSION - DECEMBER 4, 2002 <br /> <br />4 <br /> <br />7. Any new sanitary sewer line that connects to the line at the southwest comer of . <br />the site be located three (3) feet above the existing line and then dropped in to <br />reach the existing line. <br />8. A final grading and drainage plan be submitted to the City Engineer for his <br />approval. <br />9. A detail stormwater management plan shall be submitted to the City Engineer for <br />his approval. <br />10. A masonry trash enclosure shall be provided using materials that match the <br />primary building. <br />11. The applicant shall provide the city with an easement for the lift station located at <br />the southwest comer of the site. <br />12. The applicant shall provide the city with a signage easement at the comer of <br />County Road E2 and Cleveland Avenue for a Gateway Sign. <br />13. The applicant shall provide and install sidewalks adjacent to the public right-of- <br />way along both the north and west side of the property. <br />14. The applicant shall provide a bicycle rack adjacent to the sidewalk along the front <br />of the building. <br />15. A PUD Pennit and Development Agreement be approved by the City Council <br />. prior to the issuance of a bltilding permit. <br />16. The applicant obtains all necessary permits from Ramsey County. <br />17. Compliance with the applicable provisions of the Zoning Ordinance. <br />18. If necessary, further review of parking requirements be conducted within a six <br />month to one year period to determine if the estimated traffic and parking <br />required for the proposed building is consistent with the Bltilding and . <br />Professional Office use. <br />19. That any exterior signage not on the building be a monument style sign, reviewed <br />by staff and subject to the City's signage ordinance. <br /> <br />The motion carried unanimously (5-0). <br /> <br />PLANNING CASE #02-33 - MANUFACTURER'S SERVICES PLANNED UNIT <br />DEVELOPMENT AMENDMENT <br /> <br />Chair Sand opened the public hearing at 7:50 p.m. <br /> <br />Staff stated applicant was requesting review of an amendment to a Planned Unit <br />Development to replace a 1,500-gallon nitrogen storage tank with a 13,OOO-gallon <br />nitrogen storage tank and the accompanying vaporizers. Staff reviewed their report dated <br />25, 2002 and recommended approval of the Planned Unit Development Amendment <br />subject to conditions as outlined in their report. <br /> <br />Mike Buseman, Manufacturers' Services, stated this situation had arisen due to the <br />economic situation. <br /> <br />Commissioner Ricke asked how tall was the tank in relation to the building. Mr. <br />Buseman replied the tanks would be 2-3 feet short of the building walL He noted the . <br />horizontal tank would be less intrusive and not above the elevation of the building. <br /> <br />Commissioner Zimmerman thanked applicant for adding the additional screening. He <br />noted the only thing that would not be screened was the seven feet of the top of the <br />
