<br />Memo <br />City Council <br />City Hall Mechanical System <br />2 <br /> <br />. <br /> <br />recheck of all systems would be a cost the city would have to absorb. The City may choose not <br />to spend the money on rechecking the Hv AC and BAS systems, but staff will not have the <br />assurance that the building is functioning as designed. <br /> <br />Potential Future Costs <br />There may be additional costs in the future to correct further deficiencies in the system - most <br />likely involving the humidification process in the building. Following are some potential future <br />costs to the City. <br /> <br />We have received a proposal to install carbon dioxide detectors and humidity sensors for a cost <br />of approximately $5,000. This will not only help in controlling our humidity problem, but will <br />help reduce energy costs by not having the system running when it is unoccupied. The <br />mechanical engineer has done a cost estimate on the energy payback for the carbon dioxide <br />detectors. A copy of that report is also enclosed. <br /> <br />Finally, staff is in the process of obtaining a quote for cooling of the council A V room. Due to <br />the large amount of eqnipment in that space, which is generating heat, the room becomes very <br />warm. Not only does the heat make it uncomfortable to work in the room, but it can cause <br />premature failure of the equipment in that room. <br /> <br />Staff will keep you up to date as more infonnation becomes available. <br /> <br />. <br /> <br />Requested Action/ Staff Recommendatiou <br />Staff requests that Council approve $4,330.00 for Johnson Controls to recheck the deficiencies <br />noted in the original commissioning report dated 2/4/03. <br /> <br />. <br />
