The City of Arden Hills, a Minnesota Statutory City, ("Grantor") represents that it is the record fee owner of the following described parcels, or otherwise has the right to utilize the following described properties for roadway purposes and grant the rights and easements herein set forth: Tract A: That part of the South 30 acres of the Northwest Quarter of Section 21, Township 30, Range 23, lying within the circumference of a circle having a radius of 62.00 feet. The center of said circle is the point of intersection of the East line of the West 1266.91 feet of the Southwest Quarter of said Section 21, Township 30, Range 23, with a line parallel with and 26.30 feet southerly of the south line of said South 30 acres of the Northwest Quarter, Ramsey County, Minnesota. Tract B: That part of the West 1300 feet of the Southwest Quarter of Section 21, Township 30, Range 23, Ramsey County, Minnesota which lies within the circumference of a circle having a radius of 62 feet. The center of said circle is the point of intersection of the East line of the West 1266.91 feet of said Southwest Quarter of said Section 21, Township 30, Range 23, with a line parallel with and 26.30 feet southerly of the south line of the South 30 acres of the Northwest Quarter of Section 21, Township 30, Range 23, Ramsey County, Minnesota. 1.
