Due to this change, approval of cases #03-06 and #03-07 will need to be conditioned <br />upon approval of !he final plat. <br /> <br />Fernwood Avenue <br /> <br />The proposed final plat contemplates the Vacation of Femwood Avenue as a city street. A13 <br />shown in the Master Plan, Ferwood Avenue would become a private drive and would be <br />reconstructed to be narrower and somewhat curvy to make the drive more attractive. The <br />applicant believes that doing so will serve to tie the Campns together instead of the current street <br />layout which divides the campus. Guidant would restrict access along !he road during their <br />approximate business hours, 6 a.m. to 6 p.m., but the remainder of the time !he road could be <br />used by the public. Guidant reserves the right to restrict access to Femwood Avenue if necessary <br />to insure employee safety. As an alternate route to Cwnmings Park, Guidant would dedicate <br />Guidant Drive North as a city street ("Cummings Park Drive") and would reconstruct the street <br />to city standards. <br /> <br />Staff Recommendation <br /> <br />In Planning Case #03-04 staff recommends approval of the final plat with the following <br />conditions: <br /> <br />1. Execution of a development agreement prior to signing the final plat. <br />2. Provision ofan access easement to Xcel Energy prior to signing the final plat. <br />3. Compliance with applicable provisions of the City Code and related ordinances. <br /> <br />Options <br /> <br />I. Recommend approval as submitted. <br />2.
