There are several access and street design issues associated with <br />the preliminary plat. First, as previously mentioned, the plat contemplates the vacation of <br />Femwood Avenue as a city street. While street vacations are not considered officially by <br />the Planning Cornrnission, from an access perspective the vacation ofFemwood has <br />significant implications for Guidant and adjacent property owners. The following map <br />highlights adjacent property owners impacted by the vacation ofFenl.wood Avenue: <br /> <br /> <br />~ <br /> <br />. <br /> <br />. <br /> <br />. <br />. <br /> <br />.. <br /> <br />~ <br /> <br />To provide alternative access to the impacted properties to the north, the proposed <br />plat dedicates the existing private access referred to on the plat as Cummings Park <br />Drive <br /> <br />· The installation of a traffic signal at the intersection of "Cnmmings Park <br />Drive" and Lexington Avenue at Guidant's expense. <br /> <br />To accommodate enhanced circulation for Guidant and adjacent property owners, <br />the preliminary results of the traffic study indicated that a signalized intersection <br />at Lexington Avenue would be appropriate. Based on discussions with Guidant, <br />they are amenable to this. This would be constructed at Guidant's expense, and . <br />ultimalely approved by Ramsey County. <br />
