<br />southwest quadrant of Grey Fox Road and Lexington Avenue, and reworking the main parking <br />lot entrance for Shannon Square to create better access to both properties. . <br /> <br />Subsequently, the applicant requested a Planned Unit Development (PUD) Amendment to allow <br />for the relocation of a tenant, Now Bikes and Fitness, from the future Cub Foods parcel to a <br />space available in Shannon Square. The PUD Amendment included an addition of 4,500 square <br />feet to the rear (southwest corner) of the shopping cenler and created a total space of <br />approximately 9,000 square feet for the tenant. The PUD Amendment was approved by the <br />Council, subject to certain conditions, at their meeting on October 28, 2002. <br /> <br />1. Lot Coverage - Exceeds Code Requirement. <br /> <br />The B-3 Service Business District requires no more than 40% of the lot be covered by <br />structure. The proposed building footprint is 97,903 square feet (68,566 square feet for <br />the Cub; 29,337 for Shannon Square with the addition), while the parcel is 436,874 <br />square feet. Landscape Lot Area - No net change from approved Master and Final Plan <br />Planned Unit Development. <br /> <br />The proposed amendment would involve a building addition into what are currently <br />parking lot and a service station canopy. The result is no reduction in landscape area <br />from the approved Planned Unit Development. Furthermore the applicant has proposed <br />additional landscape islands in the parking area and would also upgrade existing <br />landscaping along the walkway area. Staffis currently awaiting a planting schedule <br />detailing the new landscaping materials.
