<br />.(!-' <br /> <br />') <br />\,- <br /> <br />() <br /> <br />. ..... , <br />. <br /> <br />Variance request- July 7;1JXJ3 <br />8ackeround <br />Our home was built in 1974 by us on the east shore of Lake JohAnnA After 29 years, <br />renovation is needed, oue family has expanded and health has declined. <br /> <br />e <br /> <br />Y2l!1 <br />Age in place in oue home-to move all necessary functions to the main level' so that we <br />can stay here for the next 10 - 20 years. <br /> <br />Now <br />We have worked with architects for nearly a year, preparing plans for modest addition to <br />the family rooml kitchen area, based on the original registered land survey of 1974 and <br />meeting the current setbacks., <br /> <br />, <br />A new survey done in May of this year, prior to construction, showed discrepancies on <br />the south lot line at the lakeshore corner. What was 163' RLS 11974 is 147,7' in June <br />2003. Our proposed addition would extend at the south comer into the lakeshore setback <br />5 feet at the SW comer tapering to 0' at the 2O'width in a triangular shape( 50 square <br />feet), The overall size of the addition is 12feet x 20 feet The deck would keep the point <br />shape and be moved to the north as indicated in the proposed plans. <br /> <br />We have taken great care to keep the heavily wooded shoreline natural. Our commitment _ <br />is to have nature the primary focus. Photos are enclosed. No trees would be removed and ., <br />neighbors would not be adversely affected. <br /> <br />Hardship issues affecting this request are: <br /> <br />Shoreline erosion of the SW corner since 1974 is a unique and significant <br />issue. What was there,by measurable certifiable standards, is noW gone, <br />affecting our setback distance. <br /> <br />- A new weir was installed in Lake Johanna by Rice Creek Watershed District <br />in the mid 80's. We applied for a permit in 1991 to stabilize our shoreline <br />with rip rap .. ,Dresser Trap, to be as unobtrusive as possible.... much of that <br />has eroded by now, This particular area is subject to heavy wave action and <br />ice breakup pressures. <br /> <br />- We intend to uphold the goals of Arden Hills to the utmost Preserving trees <br />and land is a hallmark of oue lives, Preserving privacy for the neigbbors on each <br />side and a filtered view from and to the lake have always been our primary <br />commitment <br /> <br />- We enjoy the neighborhood and would like to stay here. For our bouse to <br />work for us long term, modifICations need to be made, To accomplish that <br />goal we are: <br /> <br />e <br />
