<br />,~ <br /> <br />, <br />. <br /> <br />. <br /> <br />~ <br />~~HILLS <br /> <br />MEMORANDUM <br /> <br />DATE: <br /> <br />March 28, 2003 <br /> <br />PC Agenda [tern 5.A <br /> <br />TO: Planning Commission <br /> <br />FROM: Peter Rellegers, City Planner <br /> <br />SUBJECT: Case #O3'()3 <br />County Road B-2 and Cleveland Avenue Moratorium Area <br /> <br />At their February 10, 2003 meeting the City Council approved a moratorium on certain parcels in <br />the Vicinity of County Road B-2 and Cleveland A venue. These paTcels are currently zoned R-2: <br />. Single al'l.dTwo Family Residential but are listed on the City's Future Land Use Plan as <br />. NeighbadtOOd Business-. The current situation could result in development which is inconsistent <br />with.theCity's COlilprehensive Plan (Future Land Use). As a result of the moratorium the <br />Planning Commission will review the affected area to determine whether the pToperties in the <br />moratorium area should be zoned NB: NeighboThood Business or R-2: Single and Two Family <br />Residential. The Planning Commission will also consider whether the COlnpTehensive Plan <br />needs to be amended to incorporate any Tecommended changes. <br /> <br />Staffhas established the following 2-step method fOT the Planning Commission to review this <br />that will cover two Planning Commission meetings. <br /> <br />Step I) <br /> <br />At the April 2nd meeting the Planning Commission will determine whether the <br />moratorium area parcels should be zoned NB: Neighborhood Business or R-2: <br />Single and Two Family Residential. If the Planning Commission detennines that <br />the current zoning should Temain, the Planning Commission will then determine <br />what changes on the CompTehensive Plan (FutuTe Land Use) would be necessary. <br />Following the April 2nd meeting, staff will send the Tequired notices for the public <br />hearing. <br /> <br />Step 2) <br /> <br />A Public Hearing will be held at May 7'h meeting for whicheveT action the <br />Planning Commission recommends (Rezoning and/or Comp Plan Amendment). <br /> <br />. <br /> <br />PC 10)3-03 .
