We see no other way that <br />a garage can be built on this property without approval of the requested <br />zoning variance. Without a garage, cars would still have to be parked on <br />or near the street in about the same location as the present structure. <br /> <br />4. <br /> <br />Creation of the hardship. <br /> <br />. <br /> <br />The present owners were told that the Olmen's lived on this property <br />slightly more than 40 years ..men the house was purchased in 1986, and <br />that house had been remodeled around 1970. The history of the garage is <br />unknown to us. As far as we know, the lot has always existed as it is now <br />presented. Without action, the garage will continue to deteriorate and <br />probably much faster than in the past 15 years. <br /> <br />5. <br /> <br />Character of the neighborhood. <br /> <br />The granting of this variance will not alter the essential character of the <br />neighborhood. On the western shore of Lake Johanna, there are many <br />houses with a similar garage configuration. <br /> <br />Specifically, in the immediate neighborhood on the east side of Lake <br />Johanna Blvd., between Sandeen Road and Stowe Road there are 11 <br />homes. Only three of those properties (3294,3330,3342) do not have the <br />garage near the street On the remaining 8 properties (3300, 3310, 3320, <br />3324, 3336, 3346, 3352, and 3356) the garage is located near the street <br />With the exception of one three car garage, all eleven garages are 2 car <br />garages. <br /> <br />We will be pleased to respond to any follow up questions that Planning staff or <br />the Planning Commission may have about this project.
