Auditor's Subdivision No. 80) <br /> <br />Location: <br /> <br />DESCRIPTION OF REQUEST <br /> <br />Earl and Judith Nolting request approval of a zoning variance to permit <br />reconstruction of a detached 2-car garage on the site of the present garage. The <br />Nolting's single family dwelling is also on this lot; the garage is necessary to <br />house two automobiles and is also used to store various yard I garden tools. <br /> <br />The lot is located at 3336 Lake Johanna Blvd., on the eastern shore of Lake <br />Johanna. The width of the lot is 50 feet. The length from the shoreline varies <br />between 179 and 188 feet by the shoreline. This lot was purchased from Stanley <br />and Florence Olmen in December, 1986. The original house was remodeled in <br />1987. That project did not include any work on the garage. It is not known when <br />the present garage was built. <br /> <br />The zoning variance requested is referenced from Section 6 (General <br />Regulations), Part A (Accessory Structure Requirements), Sub-section 3 <br />(Location). <br />Hardship Criteria: <br />1. Circumstances of the request. <br /> <br />These circumstances are unique; due to the configuration of the lot, there <br />is no way any garage can be located behind or beside of the house and at <br />the distance from the street that the present day zoning codes would <br />require. The problems of the existing structure cannot feasibly be repaired. <br /> <br />2. The requested variance is in keeping with the spirit and intent of the City <br />Zoning Code. <br /> <br />. <br /> <br />The owners desire that the new structure should match well with their <br />home. To that end, they have engaged the services of the same <br />architecture firm and the same person who worked on the original 1987, <br />remodeling (Tim Fuller, SALA Architects, Minneapolis). They believe the <br />new structure 'Nill enhance the city and neighborhood and will not have a <br />negative effect on the value of nearby homes. Also the setback from the <br />south property line (adjacent to the Lambert property) 'Nill be increased to . <br />five feet from the present 2.74 feet. <br />
