Commission Recommendation <br /> <br />In Planning Case #03-23 the Planning Commission recommends approval of the Site Plan <br />Review for Parking Ramp #1 subject to the following conditions: <br /> <br />. <br /> <br />1. The applicant shall submit to the City a landscape performance bond or other surety for <br />125% of the cost of materials and installation, valid one full year from the date of <br />installation, prior to the issuance of a building permit. <br /> <br />2. The applicant shall obtain all necessary permits from the Rice Creek Water Shed District, <br />MPCA, and other governmental entities. <br /> <br />3. The applicant shall comply with the Zoning Code and related municipal ordinances. <br /> <br />4. The applicant shall provide the number of handicapped accessible parking spaces and access <br />aisles required by the State Building Code and ADA requirements. <br /> <br />5. The applicant shall clarifY the request is for a four-level parking structure. Final plans should <br />be resubmitted which indicate parking areas, if level five or level one are not to be utilized <br />for parking areas this should be conveyed in the plans. Final plans should be resnbmitted for <br />review by the City Plamter, City Engineer, and Building Official, prior to the issuance of a <br />building permit. <br /> <br />6. The applicant shall submit a revised landscaping plan with planting schedule which clearly <br />identifies the landscaping materials to be planted around Parking Ramp #1 per approval of <br />the City Plamter prior to the issuance of a building permit. <br /> <br />. <br /> <br />7. The applicant shall locate a fire hydrant near both East and West entrances to the ramp. <br /> <br />8. The applicant shall verifY with the Fire Marshal the total amount of wall area that is open to <br />the atmosphere. <br /> <br />9. The applicant shall submit revised utility plans which show water going to the structure. <br /> <br />10. The applicant shall submit final plans showing standpipes and sprinkler system in the ramp to <br />comply with the International Fire Code and shall be approved by the Fire Marshal and <br />Building Official. <br /> <br />11. The applicant shall submit final plans which verifY the location of F.D.C. per approval of <br />Fire Marshal. The F.D.C. shall be located within 100 feet of a fire hydrant. <br /> <br />12. Building type of construction to comply with the International Building Code for distance <br />from existing office building "C" and plans shall be approved by the Building Official. <br /> <br />13. The parking ramp turn radius should be 60 feet to accommodate fire department access per <br />the Lake Johamta Fire Department. <br /> <br />. <br /> <br />PC #03-23 - CC Report 09/29/2003 - Page 2 00 <br />
