<br />, . <br /> <br />C) <br /> <br />() <br /> <br />Staff Recommendation <br /> <br />. <br /> <br />In Planning Case #03-23 staff recommends approval of the Site Plan Review for Parking Ramp <br /># 1 subject to the following conditions: <br /> <br />I. The applicant shall submit to the City a landscape performance bond or other surety for <br />125% of the cost of materials and installation, valid one full year from the date of <br />installation, prior to the issuance of a building permit. <br /> <br />2. The applicant shall obtain all nccessary permits from the Rice Creek Water Shed District, <br />MPCA, and other governmental entities. <br /> <br />3. The applicant shall comply with the Zoning Code and related municipal ordinances. <br /> <br />4. The applicant shall provide the number of handicapped accessible parking spaces and access <br />aisles required by the State Building Code and ADA requirements. <br /> <br />5. The applicant shall clarify the request is for a four-level parking structure. Final plans should <br />be resubmitted which indicate parking areas, if level five or level one are not to be utilized <br />for parking areas this should be conveyed in the plans. Final plans should be resubmitted for <br />review by the City Planner, City Engineer, and Building Official, prior to the issuance of a <br />building permit. .. <br /> <br />6. The applicant shall submit a revised landscaping plan with planting schedule which clearly <br />identifies the landscaping materials to be planted around Parking Ramp #1 per approval of <br />the City Planner prior to the issuance of a building permit. <br /> <br />. <br /> <br />7. The applicant shall locate a fire hydrant near both East and West entrances to the ramp. <br /> <br />8. The applicant shall verify with the Fire Marshal the total amount of wall area that is open to <br />the atmosphere. <br /> <br />9. The applicant shall submit revised utility plans which show water going to the structure. <br /> <br />10. The applicant shall submit final plans showing standpipes and sprinkler system in the ramp <br />per approval of the Fire Marshal and Building Official. <br /> <br />11. The applicant shall submit final plans which verify the location of F.D.C. per approval of <br />Fire Marshal.
