<br />. <br /> <br />. <br /> <br />. <br /> <br />'1 f ,1 <br /> <br />() <br /> <br />() <br /> <br />The Master Plan PUD called for 600 parking spaces, while the plans indicate that Ramp #1 <br />will have 615 spaces. This is a slight variance from what was approved in the Master Plan, <br />however this should be included through an amendment (or at least a note to the file), so that <br />the numbers throughout the cases are consistent. lfhowever, the plan is for 600 spaces the <br />plans should be corrected. <br /> <br />ADA requirements call for twelve (12) handicap accessible spaces for lots with 500+ spaces <br />(2% of total spaces). The applicant should provide handicapped acqessible spaces consistent <br />with this requirement. <br /> <br />6. Lighting - Meets Code Requirements <br /> <br />Lighting is identified on the photomelllic plan submitted with the application and is consistent <br />with the Zoning Ordinance. The Zoning Ordinance requires that all lighting be directed <br />away from adjoining lots or public streets and must be hooded so that light is only directed <br />onto the subject property. It appears that the lighting would only be focused on the parking <br />area. Furthermore the metal screening and "grow wall" should help to contain light within <br />the parking structure so as to prevent adverse effects on neighboring residential properties. <br /> <br />7. Signage - Plans do not contemplate additional signage. <br /> <br />Based on the sign ordinance, the property is in District 6, or those areas on Lexington <br />. Avenue north of 1-694 and property zoned B 1. There is no signage included with the plans. <br />Any signage would need a signage permit and approval by the City Planner. <br /> <br />8. Grading and Utilities. <br /> <br />It appears that the property would be serviced by existing utilities (sewer, water, gas, electric, <br />and telephone). The City Engineer did not note any problems with the plans provided by the <br />applicant. <br /> <br />9. Aesthetics <br /> <br />The predominant building materials proposed are cast stone, precast (concrete) panel, glass, <br />and metal screening. The materials are somewhat consistent with what has been approved in <br />the Master Plan PUD. The addition of cast stone may actually create a more attractive <br />parking structure than what was contemplated in the Master Plan PUD.
