<br />() <br /> <br />"') <br />\j <br /> <br />CITY OF ARDEN HILLS <br /> <br />. <br /> <br />MEMORANDUM <br /> <br />DATE: January 16, 2001 <br /> <br />TO: Planning Commission <br /> <br />FROM: Jennifer Chaput, City Planner <br /> <br />SUBJECT: Case #01-02 PUD Amendment/Site Plan ReviewlHeight Variance <br />Guidant Corporation,4100 Hamline Avenue North <br /> <br />Request <br />The applicant is requesting an amendment to Guidant's Master Planned Unit <br />Development for a change in the location of a parking ramp (Exhibit A), as it exists on <br />the current Master PUD, and a two level office addition, Building L Application for site <br />plan review of the proposed parking ramp (Exhibit B) has also been made. The proposed <br />ramp exceeds the maximum height permitted in the I-I Zoning District, requiring a height <br />variance (44' where 35' is permitted), <br /> <br />Back2round <br />The Planned Unit Development (PUD) for the CPI campus was originally approved by <br />the City in July of 1991 in Planning Case 89-10 and later amended with Planning Case <br />99-07, Planning Case 99-07 illustrated a parking ramp on the west side of the wooded <br />wetlands, adjacent to County Road F. It was approved in this location as a part of the <br />Planning Case, <br /> <br />. <br /> <br />In the Master PUD amendment, the parking ramp is proposed to be moved to the east of <br />where it was approved in the previous case, replacing an existing surface lot. This parking <br />ramp is proposed to be constructed this year and wiII be reviewed through a site plan <br />review application, The amendment also proposes an additional building, Building I, <br />between Buildings E and D, No additional plans have been submitted for review of this <br />structure as it is not as immediate as the parking ramp, <br /> <br />The City has reviewed numerous requests regarding this facility, Those requests can be <br />summarized as follows: <br /> <br />Planning Request CC Action <br />Case <br />00-25 Site Plan Review (Cafeteria Addition) (A) 5-30-00 <br />99-17 Site Plan Review (Generator) (A) 9-13-99 <br />99-15 PUD AmendmentlMaster Plan Amendment (A) 9-13-99 <br />99-07 PUD AmendmentlMaster Plan Amendment (A) 5-24-99 <br />98-32 Site Plan Annroval (A) 12-14-98 <br /> <br />. <br />
