Ramp) <br />The proposed parking ramp is a freestanding structure with an adjoining stair tower and <br />stair elevator tower of 5 levels, The lowest level would be below grade with four above <br />grade, The structure is located on an existing surface parking lot and covers 52,635 <br />square feel, <br /> <br />The Zoning Ordinance does not define a parking structure or ramp. However, there are <br />specific requirements for off-street parking areas that will be used to evalnate this <br />proposal. A parking ramp can not be considered a principal structure (conducting a <br />principal use) on the campus and should not be evaluated as such. As a structure, it is <br />accessory to the principal structures on the property, <br /> <br />1. Access. Access to the parking ramp is provided off of County Road F and Hamline <br />Avenue, through a parking lot <br /> <br />2. Circulation. Circulation through the campus is provided by a series of defined <br />drives which link the various buildings and parking areas of the campus to Harnline <br />A venue, County Road F, and Femwood Avenue, <br /> <br />The proposed parking ramp is located between two parking areas, not disruptive of <br />pedestrian or vehicular circulation on the site, The location of the parking ramp is <br />on an existing parking area, a little larger in footprint than it currently exists, <br /> <br />3. <br /> <br />Parking. Each parking level contains approximately 51,300 gross square footage of <br />parking space. The new parking structure would create 615 parking spaces, while <br />displacing 92 parking spaces from the surface lot existing on the proposed site <br />today, This would be a net gain of 523 parking spaces, The last Master PUD <br />amendment for Guidant stated that the campus had a total of 1,405 existing parking <br />spaces, The site was required to have a total of 1,912 parking spaces for future <br /> <br />2 <br />
