<br />Materials. The exterior of the proposed parking ramp is designed to match the
<br />existing masonry and window systems, It will be constructed of poured in place
<br />post-tensioned concrete with precast concrete screening panels and elements of
<br />masonry to match the existing buildings,

<br />5, Height. The Zoning Ordinance in Section 5, F, 4, states that the height of a
<br />structure in the I-I zoning district shall not exceed 35 feet. This height applies to all
<br />structures, Please note that the 1-2 and I-FLEX zones allow for a height of 45 feet.
<br />The proposed structure exceeds the maximum height requirement, requiring a
<br />variance review (44 feet where 35 feet is permitted). Variances are reviewed
<br />according to Minnesota State Statue in Chapter 462.357, Subdivision 6, (2), and
<br />Section 8, D, 4, c and d, of the City's Zoning Ordinance,

<br />building plan has already been approved on this site, with a required number
<br />of parking spaces, it is the choice of the City to have the parking take up more
