<br />. <br />ARDEN HILLS PLANNING COMMISSION - SEPTEMBER 3, 2003 <br /> <br />3 <br /> <br />. <br /> <br />2, The applicant shall obtain all necessary permits from the Rice Creek Water Shed <br />District, MPCA, and other governmental entities, <br />3, The applicant shall comply with the Zoning Code and related municipal ordinances, <br />4, The applicant shall provide the number of handicapped accessible parking spaces and <br />access aisles required by the State Building Code and ADA requirements, <br />5, The applicant shall clarify the request is for a four-level parking structure, Final <br />plans should be resubmitted which indicate parking areas, if level five or level one are <br />not to, be utilized for parking areas this should be conveyed in the plans, Final plans <br />should be resubmitted for review by the City Planner, City Engineer, and Building <br />Official, prior to the issuance of a building permit. <br />6, The applicant shall submit a reviewed landscaping plan with planting schedule which <br />clearly identifies the landscaping materials to be planted around Parking Ramp #1 per <br />approval of the City Planner prior to the issuance of a building permit. <br />7, The applicant shall locate a fire hydrant near both East and West entrances to the <br />ramp, <br />8, The applicant shall verify with the Fire Marshal the total amount of wall area that is <br />open to the atmosphere, <br />9, The applicant shall submit revised utility plans which show water going to the <br />structure, <br />10, The applicant shall submit final plans showing standpipes and sprinkler system in the <br />ramp per approval of the Fire Marshal and Building Official. <br />I L The applicant shall submit final plans which verify the location of F,D,C. per <br />approval of Fire Marshal. The F,D,C. shall be located within 150 feet of a fire <br />hydrant, <br />lZ,Building type of construction to comply with International Building Code for distance <br />from existing office building C and plans to be approved by building official. <br />13,That the parking ramp turn radius should accommodate fire department access per the <br />Lake Johanna Fire Department. <br /> <br />. <br /> <br />Chair Sand invited anyone for or against the variance to come forward and make <br />comment. <br /> <br />John Larson, RSP Architects, stated this would be a four level ramp as it was anticipated <br />in the Master Plan PUD, He noted they realized they were about half way with the <br />caliper inches, which they fully intended to meet. He stated they might thin out some <br />areas with replanting the areas that made sense, He stated it yet to be determined as to <br />where the replacement landscaping would go and they would work with staff regarding <br />this, <br /> <br />Commissioner Zimmerman asked what had changed from the plan presented last year. <br />Mr, Larson replied the substantial change occurred due to an increased aesthetic and they <br />had substantially upgraded the material pallet they intended to use, Otherwise, <br />everything else would remain the same, except they would probably have a few less <br />parking spaces, <br /> <br />. <br /> <br />Commissioner Ricke asked what was contemplated for the growth screen, Mr. Larson <br />replied he did not know the specific species, but they had a landscape architect they <br />would work with to plant appropriate species for this area, <br />
