. Planninl! Commission Recommendation . In Planning Case #03-24 the Planning Commission recommends approval of the Site Plan Review for Building N subject to the following conditions: 1. The applicant shall submit to the City a landscape performance bond or other surety for 125% of the cost of materials and installation, valid one full year from the date of installation, prior to the issuance of a building permit. 2. The applicant shall obtain all necessary permits from the Rice Creek Water Shed District, MPCA, and other governmental entities. 3. The applicant shall comply with the Zoning Code and related municipal ordinances. 4. The applicant shall provide the number of handicapped accessible parking spaces and access aisles required by the State Building Code and ADA requirements. 5. The applicant shall submit final site plans and parking plans, showing proof of parking for Building N and the revised handicapped parking, to the City prior to the issuance of a building permit. 6. The applicant shall verify with Fire Marshal the fire hydrant locations around the building. 7. The applicant shall verify with Fire Marshal if fire alann panels will remain in current . locations. 8. The applicant shall verify with the Fire Marshal if the south entrance is going to be the main entrance. 9, The applicant shall submit a revised floor plan showing the dead end corridor being extended to the exterior (north side), exit cannot pass through the storage receiving area. Plans to be approved by the Building Official. 10. Install a fire suppression approved by the Lake Johanna Fire Department and the City of Arden Hills. ODtions 1. Recommend approval as submitted. 2. Recommend approval with conditions. 3. Recommend denial with reasons for denial.
