Setbacks - Meets Code Requirement <br /> <br />As the site data in the overview section indicates, Building N is part of a campus that <br />encompasses a lot area of 4,042,646 square feet. The 1- I Limited Industrial Zoning District <br />requires a minimum lot area of 30,000 square feet. The following table highlights the <br />setback requirements: <br /> <br /> <br />Front Yard 55' 112' 80' <br />Rear Yard 20' 64' 64' <br />Side Yard <br />Interior 20' 156' 156' <br />(North) <br /> <br />2. Landscape Lot Area - Landscape area requirement met I Landscaping requirements met. <br /> <br />Under the City's landscape plan design requirements 118.75 caliper inches of trees are <br />required (the minimum total caliper inches required for trees can be arrived at by dividing the <br />gross square footage of all floors of the building [38,000] by 320) for this case. The <br />applicant has proposed 129.00 caliper inches of deciduous and ornamental trees in the <br />provided area near Building N. In addition the applicant has provided 19.98 caliper inches of <br />coniferous trees in the area surrounding Building N. There are 54 trees being added in total, <br />30 of which will be located along the west side of Building N. <br /> <br />In planning cases 03-05 through 03-07 the applicant proposed supplemental landscaping of <br />90.5 caliper inches to be located in two supplemental landscaping zones on the site. The two <br />supplemental landscaping zones are located at the northwest comer of the Guidant Campus, <br />just west of Building N and the other location is along the east edge of the existing parking <br />on Lexington Avenue. The first supplemental planting zone is located just to the west of <br />Building N and should help to provide additional screening from the adjacent residential <br />neighborhood. The supplemental planting zone combined with the landscaping proposed for <br />Building N (where over half of the new trees are along the west side of the building) should <br />help to provide additional screening for this neighborhood. <br /> <br />Caliper Inches of proposed trees are outlined on the table below <br /> <br />This table does not include the caliper inches from the supplemental planting zones. The <br />coniferous trees proposed by the applicant actually fall somewhere between the categories <br />listed below as they are 3.33 caliper inches (8-foot height divided by 2.4).
