Screening - Meets Code Requirement <br /> <br />Significant landscaping is proposed to screen site from adjacent properties. Staff would <br />suggest that if additional trash dumpsters are necessary that they be contained within the <br />building or contained within a masonry enclosure with materials that match the primary <br />building. <br /> <br />4. flOOr Area Ratio - Meets Code Requirement. <br /> <br />The floor area ratio is obtained by dividing the sum of a buildings floor area by the amount of . <br />the lot area. The floor area ratio cannot exceed 0.6 for the I-I Limited Industrial District. <br />The FAR for this building is 0.1, much less than the maximum permitted. <br /> <br />5. Height - Does Not Meet Requirement (maintains existing building height). <br /> <br />The maximum building height allowed in the I-I Limited Industrial District is 35 feet. The <br />Site Plan and elevations for Building N shows a height of 40 feet at the highest point of the <br />building. <br /> <br />The Zoning Ordinance states in Section IX, I (Nonconforming Uses, Bnildings and Lots I <br />Prohibited Activities: Nonconforming Building); ''No nonconforming building shall be <br />increased, enlarged or altered in a wav that augments its nonconformitv." In this situation <br />the building alterations are to the north, the south, the east, and very slightly to the west. The <br />current building is 40 feet at the highest point. The applicant has proposed continuing this <br />height throughout the addition of the building. While this will not increase the height of the <br />building it will create more building area that is over 35 feet. Therefore, the addition would <br />require a variance of 5 feet to maximum height requirement for buildings in the I-I Limited <br />Industrial District (Section 5, F) and a variance from to the Non conforming building section <br />(Section 9, 1), both of which can be achieved through the PUD Amendment (pC #03-25). <br /> <br />. <br /> <br />PC #03,24- PC Report 09/03/2003 - Page 4 of 7 <br />
