Grading and Utilities. <br /> <br />. <br /> <br />It appears that the property would be serviced by existing utilities (sewer, water, gas, electric, <br />and telephone). The City Engineer did not note any problems with the plans provided by the <br />applicant. <br /> <br />10. Aesthetics <br /> <br />The predominant building materials proposed are face brick, EIFS, glass, and accents of <br />architectural metal panel. The exterior of the building would be consistent with the other <br />buildings currently on the campus and the addition would reflect the materials used in other <br />buildings on the campus which are currently under construction. <br /> <br />Staff Recommendation <br /> <br />In Planning Case #03-24 staff recommends approval of the Site Plan Review for Building N <br />subject to the following conditions: <br /> <br />I. The applicant shall submit to the City a landscape performance bond or other surety for <br />125% of the cost of materials and installation, valid one full year from the date of <br />installation, prior to the issuance of a building permit. <br /> <br />2. The applicant shall obtain all necessary permits from the Rice Creek Water Shed District, . <br />MPCA, and other governmental entities. <br /> <br />3. The applicant shall comply with the Zoning Code and related municipal ordinances. <br /> <br />4. The applicant shall provide the number of handicapped accessible parking spaces and access <br />aisles required by the State Building Code and ADA requirements. <br /> <br />5. The applicant shall submit final site plans and parking plans, showing proof of parking for <br />Building N and the revised handicapped parking, to the City prior to the issuance of a <br />building permit. <br /> <br />6. The applicant shall verify with Fire Marshal the fire hydrant locations around the building. <br /> <br />7. The applicant shall verify with Fire Marshal if fire alarm panels will remain in current <br />locations. <br /> <br />8.
