Parking - Does not meet requirement (may meet requirement pending approval of proof of <br />parking) / Does not meet ADA requirement. <br /> <br />Parking for Building N would be accommodated through the existing surface parking on the <br />site and through ''Proof of Parking" should it be necessary to add more spaces. <br /> <br /> <br />Office 23,000 93 <br />Visitors 0 8 <br />Manufacturing 33,000 33 <br />T 0ta1s 56,000 134 <br /> <br />The applicant has provided 87 parking spaces, an addition of 40 spaces for this parking area. <br />In an attempt to address the deficit of spaces, the applicant has proposed proof of parking for <br />47 spaces. However, the plans do not indicate where these 47 spaces would be provided. <br />The plans show Proof of Parking for 615 spaces in the approximate area which were <br />approved in planning cases 03-06 and 03-07. <br /> <br />In addition. ADA requirements call for four (4) handicap accessible spaces for lots with 76- <br />100 spaces. Currently 3 handicap accessible spaces are provided. The applicant will need to <br />provide one additional handicap space and an access aisle for the vehicle which will likely <br />result in the loss of I additional parking space. Therefore, the applicant should provide proof <br />of parking for 48 spaces and the final building plans should include the additional handicap <br />accessible space and the area necessary to access that space. <br /> <br />7. Lighting - Meets Code Requirements <br /> <br />Lighting is identified on the photometric plan submitted with the application and is consistent <br />with the Zoning Ordinance. The Zoning Ordinance requires that all lighting be directed <br />away from adjoining lots or public streets and must be hooded so that light is only directed <br />onto the subject property. It appears that the new lighting would only direct light on the new <br />parking area to the south of the building. In addition, this area should be adequately screened <br />by the new landscaping and supplemental landscaping to prevent light from having adverse <br />effects on the adjacent neighborhood. <br /> <br />8. Signage - Plans do not contemplate additional signage. <br /> <br />Based on the sign ordinance, the property is in District 6, or those areas on Lexington <br />Avenue north of 1-694 and property zoned Bl.
