<br />ARDEN HILLS PLANNING COMMISSION - OCTOBER 1,2003 <br /> <br />4 <br /> <br />. <br /> <br />trees; such plans shall be submitted to the City Planner for approval prior to the <br />issuance of a Certificate of Occupancy. <br />5. The applicant shall submit, prior to the issuance of a Certificate of Occupancy, a <br />landscape performance bond or other surety for 125% of the cost of materials and <br />installation valid one full year from the date of installation. <br />6. The applicant shall either remove the southern parking lot entrance to the Sheriff <br />Patrol Station parking lot or relocate it to the east side of the parking lot. The <br />applicant shall provide such design changes on a revised site plan which shall be <br />submitted to the City for review by the City Planner, City Engineer, Building Official, <br />and Fire Marshall for their approval prior to the issuance of a Building Permit. <br />7. The applicant shall maintain a roadway width of 40 feet until just north of the private <br />access drive where the roadway width can taper down to the proposed 28 feet width. <br />8. Detailed final grading, utility, drainage, and erosion control plans shall be submitted <br />to the City Engineer for approval prior to issuance of a building permit. <br />9. Compliance with the applicable provisions of the Zoning Ordinance. <br />10. Any applicable permits shall be filed with Ramsey County, the Rice Creek Watershed <br />District, the Minnesota Pollution Control Agency, and other regulatory agencies. <br />II. The applicant shall comply with Section 507 of the International Building Code <br />requirements for Unlimited Area Buildings, which states that the applicant shall <br />maintain a 60-foot clearance around the entire perimeter of the building or meet the <br />requirements in Section 507.4 for reduced open space. <br />12. The applicant shall loop together the water mains from the east and west. <br />13. The applicant shall provide the City with an elevation of the north side of the Sheriff <br />Patrol Vehicle Storage area. <br />14. The applicant shall provide emergency exits from the Sheriff Patrol Vehicle Storage <br />area to the outside. <br />15. The applicant shall verify the exit/entrance into the Sheriff Patrol Vehicle Storage <br />area and main Sheriff Patrol building per approval of the Fire Marshal. <br />16. The applicant shall locate the Fire Department Control (F.D.C.) on the front (east) <br />side ofthe building. <br />17. The applicant shall locate a fire hydrant within 150 feet of the Fire Department <br />Control (F.D.C.). <br />18. The applicant shall keep assembly occupancy separated from other occupancies by <br />one (I) hour firewalls. <br /> <br />. <br /> <br />Commissioner Larson asked why the backyard area was changed. Mr. Hellegers replied <br />there were problems they ran into around the swale area and this was the best solution to <br />that problem. <br /> <br />Vice Chair Zimmerman invited anyone for or against the variance to come forward and <br />make comment. <br /> <br />Doug Wild, architect, introduced himself and others in the chamber who were available <br />for questions. <br /> <br />. <br /> <br />George Altendorfer, Ramey County Sheriff, introduced himself. <br /> <br />Commissioner Larson asked about dispatching of sheriff vehicles from this location and <br />if there were issues with noise from sirens, would they be able to address this issue. <br />Officer Altendorfer replied occasionally they would dispatch vehicles from this facility <br />
