Lot Coverage - Code Requirement Met The CC: Civic Center District requires that no more than 40% of the lot be covered by structure, The proposed building footprint is 286,008 square feet while the parcel is 1,524,600 square feet. This results in approximately 19% of the lot being covered by structure. 4. Floor Area Ratio - Code Requirement Met The floor area ratio is obtained by dividing the sum of a buildings floor area by the amount of the lot area, The floor area ratio (FAR) cannot exceed 0,8 for the CC: Civic Center District, The FAR for this project is 0.19 (includes mezzanine area), (Square Feet) 1,219,680 (%) 80% Max (Square Feet) 242,117 (%) 16% (Square Feet) 286,008 (%) 19% 5, Landscape Lot Area - Does not meet landscaping requirement, Landscape area requirement met. The landscape area requirement for the CC district states that a minimum of 20% of the property should be kept as landscape area. The minimum amount of landscape area for the CC: Civic Center District is 20% of the lot area, The proposal shows approximately 521,413 square feet of landscape area ofthe total lot area of 1,524,600 square feet or 34.2 percent. This calculation includes both impervious and landscape areas within the private access roads adjacent to the property.
