The following provides an evaluation of site plan and related requirements based on the attached plan set: 1. Zoning - No Change in Use from Approved SUP The uses contemplated in the amendment to the Special Use Permit (SUP) are either allowed uses or uses consistent with those already approved in the SUP, Uses for the Sheriff Station amendment include office and vehicle storage which are extensions of those uses previously approved in the Special Use Permit. It appears that there would not be anyon-site holding facility for suspects, although there are interrogation rooms for questioning suspects, If a holding cell facility or antennas were to be used for the communications center they would need to either meet the code requirements (for antennas) or they would require amendment to the Special Use Permit. 2. Lot Area and Setbacks -All Code Requirements Met As the site data in the overview section indicates, the property is 35 acres, approximately 1,524,600 square feet. The property dimensions are approximately 946 feet wide by 1292 feet deep (626 feet wide by 428 feet at the narrowest/shallowest points), The CC: Civic Center Zoning District requires a minimum lot area of20,000 square feet and minimum lot dimensions of 100 feet in width and 100 feet in depth, The following table highlights the setback requirements: 60' (required setback from State Highways or County Roads) J 120' - Administration 140' - Sheriff Station (the bulk of the building is over 310' from the ro erty line) Rear Yard .
