<br />The following provides an evaluation of site plan and related requirements based on the attached <br />plan set: <br /> <br />1. Zoning - No Change in Use from Approved SUP <br /> <br />The uses contemplated in the amendment to the Special Use Permit (SUP) are either allowed <br />uses or uses consistent with those already approved in the SUP, Uses for the Sheriff Station <br />amendment include office and vehicle storage which are extensions of those uses previously <br />approved in the Special Use Permit. It appears that there would not be anyon-site holding <br />facility for suspects, although there are interrogation rooms for questioning suspects, If a <br />holding cell facility or antennas were to be used for the communications center they would <br />need to either meet the code requirements (for antennas) or they would require amendment to <br />the Special Use Permit. <br /> <br />2. Lot Area and Setbacks -All Code Requirements Met <br /> <br />As the site data in the overview section indicates, the property is 35 acres, approximately <br />1,524,600 square feet. The property dimensions are approximately 946 feet wide by 1292 <br />feet deep (626 feet wide by 428 feet at the narrowest/shallowest points), The CC: Civic <br />Center Zoning District requires a minimum lot area of20,000 square feet and minimum lot <br />dimensions of 100 feet in width and 100 feet in depth, The following table highlights the <br />setback requirements: <br /> <br /> <br />60' <br />(required setback from State <br />Highways or County Roads) <br /> <br />J <br />120' - Administration <br />140' - Sheriff Station <br />(the bulk of the building is <br />over 310' from the <br />ro erty line) <br /> <br />Rear Yard <br />.
